Four ways we are brought in

Every engagement is built for the property. It is assembled from these four bodies of work, usually two at once.

Boutique hotels

Most independent hotels are priced against the wrong properties. Star rating has almost nothing to do with it. Once the competitive set is corrected the rate work is straightforward, and then comes the harder part: who does what, and what happens when the one person who knows everything takes leave.

Estates

An estate turning units into short stay knows about licensing. It rarely knows that owners listing independently will undercut each other inside a season and take the estate's name with them. And the fit-out decisions being signed off this month set the ceiling on what any unit can ever earn.

Rental management

Unit count goes up and margin per unit goes down. The stack grew by accretion rather than design, so somebody re-types the same figure into 3 places every Monday. Underneath that, most operators cannot tell you which of their contracts make money.

Custom systems

Small tools, built for one business and handed over. A turnaround scheduler that accounts for travel time and a shared vehicle. An owner statement across currencies and ownership splits. The reconciliation that finally explains why the platform payout is short. Inspection checklists in the language your team actually speaks.

What we will not do. Build software around a process that is broken. If the operating model needs fixing first we say so before quoting the build, and that conversation is free.

QUARTERLY NOTE

Every quarter we write up what we have actually seen working, across the properties we advise and the ones we run. What moved a number, and what a regulator changed while nobody was looking. No news roundups.
